Tree of Life, Jamaica, is a 174-unit affordable housing project, constructed to Passive House standards to achieve high energy efficiency and provide a healthy, comfortable environment for residents. Energy efficient features include increased insulation, high-performance windows, energy recovery ventilators for improved fresh air ventilation, and high-efficiency variable refrigerant flow heating and cooling. These features result in a building that uses less energy, is more comfortable, has better indoor air quality, is more resilient and produces less carbon emissions.
In addition, the building includes many attractive amenities, including a fitness room, a multipurpose room, outdoor green space for recreational use, bike storage, laundry facilities on every floor, and on-site covered parking, including several electric car charging stations.

Bishop Philius and Helene Nicolas (BPHN) Senior Residence is located in the East Flatbush neighborhood where affordable senior housing is a critical need for the aging residents of the community. The 7 story building consist of an exterior terra cotta finish rainscreen system that provides and elegant conservative modern look which integrates with the neighborhood and provides an attractive streetscape. The floor to ceiling storefront facing New York Avenue and Farragut Avenue consists of energy efficient glazing throughout. The development includes 89 units of senior housing and social services space for the benefit and services of the senior residents. A community senior center is planned alongside the housing development that will be managed and operated by Evangelical Crusade Christian Church. The community center will service the neighborhood, with tenants of the building having access. *Eligible tenant pays 30% of their income. Applicants will need to qualify for Section 8.
